The benchmarks indicated a fairly weak demand for the notes, pointing to a waning appetite for long-term securities. As expected, bonds reacted negatively to the news by extending their earlier losses. This was enough of a move for some lenders to revise mortgage pricing slightly higher before the end of the day.<\/strong><\/p>\n<p><strong>Last week&#8217;s unemployment update was posted at 8:30 AM ET this morning, revealing a big drop in new claims for benefits. The report showed 233,000 initial filings, down from the previous week&#8217;s revised 250,000 and lower than forecasts of 241,000. A drop in new claims is a sign of strength in the labor market and gave a sigh of relief to stock traders after last week&#8217;s spike in claims and last Friday&#8217;s monthly Employment report raised concerns of a possible slowdown in the economy. Since this is good news for the economy, it is bad news for bonds and mortgage rates.<\/strong><\/p>\n\t\t<\/div>\n\t\t\t\t<div id=\"wd-66f333efe03e9\" class=\"wd-text-block wd-wpb reset-last-child wd-rs-66f333efe03e9 text-left wd-fontsize-custom \">\n\t\t\t<p><strong>We also have today&#8217;s 30-year Treasury Bond auction to watch. Yesterday&#8217;s sale prevents us from being optimistic about today&#8217;s auction. Results will be announced at 1:00 PM ET. If there was a much stronger demand for these securities than yesterday&#8217;s notes, we could see afternoon gains in bonds and a possible small downward revision to mortgage rates this afternoon. However, another lackluster sale may lead to an upward move in rates either later today or possibly tomorrow morning.<\/strong><\/p>\n<p><strong>Tomorrow lacks any relevant economic data or other scheduled events that are expected to influence rates. This will leave stock swings and outside factors to drive bond trading and mortgage pricing tomorrow. Normally, a light calendar day such as tomorrow would likely translate into a calm day for rates. We cannot rely on that this week because of the extreme volatility in the markets. If the major stock indexes remain relatively flat, tomorrow&#8217;s rates may follow suit. On the other hand, another round of big gains or a sell-off in stocks raises the chance of bonds reacting and mortgage rates changing noticeably. Generally speaking, rising stock prices make bonds less appealing and pushes mortgage rates higher, while stock losses tend to drive funds into bonds that lowers yields and rates for mortgage shoppers.<\/strong><\/p>\n<p style=\"text-align: center;\"><strong>\u00a9Mortgage Commentary 2024<\/strong><\/p>\n\t\t<\/div>\n\t\t[\/vc_column][\/vc_row][vc_row disable_element=&#8221;yes&#8221; There was bond weakness late yesterday that led to some upward revisions to mortgage pricing before the end of the day, but it is hard to blame that move directly on this sale. None of the benchmarks in the results justified a strong negative reaction. Still, the strength of yesterday\u2019s auction allows us to be fairly optimistic about today\u2019s 7-year Note sale. If the 1:00 PM ET results announcement indicates a strong demand, we could see afternoon gains in bonds that lead to a slight improvement in rates.<\/p>\n<p>The first and most important of today\u2019s three economic releases was the 8:30 AM ET initial Gross Domestic Product (GDP) reading for the 2nd quarter. It revealed the U.S. economy grew at a much stronger pace than thought during the April through June months. The headline GDP jumped 2.8% when it was expected to rise around 1.9%, making it bad news for bonds that tend to thrive in weaker economic conditions. However, a secondary reading in the report that is considered to be related to inflationary pressures came in softer than thought. This may be helping to prevent a stronger negative reaction to the main GDP number.<\/p>\n<p>Last week\u2019s unemployment update that was also posted early this morning showed 235,000 new claims for benefits were filed, down from the previous week\u2019s revised 245,000. The decline is bad news for rates because dwindling initial claims are a sign of strength in the employment sector. Forecasts were predicting 239,000 new filings, meaning we have to label the report unfavorable for bonds and mortgage pricing.<\/p>\n<p>Junes Durable Goods Orders report was the third release of the morning. It revealed new orders for big-ticket products such as airplanes, appliances and electronics fell 6.6% last month. This greatly varied from expectations of a 0.4% increase, even with the known volatility in the data from month to month. Therefore, weaker readings in all would be considered good news for mortgage pricing.<\/p>\n<p>Julys revised University of Michigan Index of Consumer Sentiment will close this weeks calendar at 10:00 AM ET. This is a consumer optimism reading about their own personal financial situations. The data is considered to be relevant because rising consumer confidence usually translates into higher levels of spending, adding fuel to economic growth that makes bonds less appealing to investors.
