We are full time licensed real estate professionals who are committed to helping our clients sell their homes in the Charlotte area fast and for top dollars.<\/p>\n<p>You choose the service you would like to purchase from our cafeteria style menu. We have two full-service and two flat-fee service offerings. The two full-service offerings are the <a class=\"plan-link\" href=\"https:\/\/demolinks2.com\/lynn-alvarez\/latte\/\">Latte<\/a> and the <a class=\"plan-link\" href=\"https:\/\/demolinks2.com\/lynn-alvarez\/macchiato\/\">Macchiato<\/a> where we charge 2.5% and 2% listing rates, respectively. The two flat-fee services are the <a class=\"plan-link\" href=\"https:\/\/demolinks2.com\/lynn-alvarez\/cappuccino\/\">Cappuccino<\/a> and the <a class=\"plan-link\" href=\"https:\/\/demolinks2.com\/lynn-alvarez\/espresso\/\">Espresso<\/a>, where we charge one-time fees of $899 and $649, respectively. There are no hidden costs.<\/p>\n<h2>Here are the types of full real estate services we provide:<\/h2>\n<p><u><a class=\"plan-link\" href=\"https:\/\/demolinks2.com\/lynn-alvarez\/latte\/\">Latte<\/a><\/u>: Full Service with a 2.5% listing fee. There is a $250 deposit to get started which will be refunded to you at a successful closing. If you are a home seller who just wants to sit back, relax and let us do the job for you, this is the service for you. We work on your behalf.<\/p>\n<p>What Is Included?<\/p>\n<ul>\n<li>In-home consultation with home prep advice and pricing of your home<\/li>\n<li>We hire a professional to video\/photograph your home and community amenities, and where advisable to include drone still photos.<\/li>\n<li>We create and upload a professional <a style=\"color: blue;\" href=\"https:\/\/demolinks2.com\/lynn-alvarez\/dummy\/\">walk-through video<\/a> of your home to YouTube<\/li>\n<li>We hire a professional to measure your home\u2026no measurement from tax records<\/li>\n<li>We complete all the MLS entries and load up to 48 photos on the MLS<\/li>\n<li>You will receive a copy of your listing and can request unlimited changes<\/li>\n<li>Your listing will be on Realtor.com, Zillow, Homes.com and other major syndications<\/li>\n<li>Your listing will also be marketed on thousands of agents\u2019 websites<\/li>\n<li>We create a <a style=\"color: blue;\" href=\"https:\/\/demolinks2.com\/lynn-alvarez\/dummy\/\">single-property website<\/a> for buyers to easily see your home features<\/li>\n<li>We buy a domain name to create a website for your home. Ex. <a style=\"color: blue;\" href=\"https:\/\/demolinks2.com\/lynn-alvarez\/dummy\/\">124VanGogh.com<\/a><\/li>\n<li>We install a yard sign and an electronic lockbox to track activities in your home<\/li>\n<li>We create a beautiful <a style=\"color: blue;\" href=\"https:\/\/demolinks2.com\/lynn-alvarez\/dummy\/\">brochure<\/a> for buyers to take home from showings<\/li>\n<li>Your listing will be entered into our extensive database to search out buyer matches<\/li>\n<li>We advertise your listing from Coming Soon status on Facebook and YouTube<\/li>\n<li>We promote your home on social media \u2013 Facebook, Instagram and YouTube<\/li>\n<li>At your discretion we will conduct an Open House for you on weekends<\/li>\n<li>Buyer agents will request showings through the Showing Time appointment service<\/li>\n<li>We negotiate on your behalf on offers for your home as well as any repair requests<\/li>\n<li>We support digital signing except for Property Disclosures<\/li>\n<li>We provide feedback on showings<\/li>\n<li>On your behalf, we coordinate with the Buyer\u2019s Agent and Closing Attorney<\/li>\n<li>We accompany you to Closing\/Settlement at the Closing Attorney\u2019s office<\/li>\n<li>We will have you sign a form as to whether\/how much you will pay a Buyer\u2019s Agent<\/li>\n<li>Term of Service: Until Sold<\/li>\n<\/ul>\n<p><a href=\"https:\/\/demolinks2.com\/lynn-alvarez\/compare-plans\/\"><u>Compare With Other Services Here<\/u><\/a><\/p>\n<p><u><a class=\"plan-link\" href=\"https:\/\/demolinks2.com\/lynn-alvarez\/macchiato\/\">Macchiato<\/a><\/u>: Limited Full Service with a 2% listing fee. Exception: There is a travel charge if the photographer is not within their service area. We don\u2019t use tax records.<\/li>\n<li>Your listing will be on the MLS with Coming Soon status<\/li>\n<li>Your listing will be on Realtor.com, Zillow, Homes.com and other major syndications<\/li>\n<li>Your listing will also be on thousands of agents\u2019 websites<\/li>\n<li>Yard sign will be installed and a combo lockbox on front door. Exception for yard signs: If your community requires a special yard sign, you will have to secure the yard sign approved by your HOA. You also have the option to use the \u201cFor Sale By Owner\u201d yard sign that you can purchase from Lowe\u2019s or Home Depot so the sign calls are yours to follow up.<\/li>\n<li>State contract and disclosure forms are included<\/li>\n<li>You have the opportunity to write up description of your home<\/li>\n<li>You communicate with potential buyers and their agents<\/li>\n<li>Buyer agents will request showings through the Showing Time appointment service<\/li>\n<li>You set the Buyer\u2019s Agent commission when the Buyer is represented by a Buyer\u2019s Agent from 2% to 3%. They must be landscape and good quality<\/li>\n<li>You provide us the correct measurements of your home<\/li>\n<\/ul>\n<p><u>Compare With Other Services Here<\/u><\/p>\n<h2>FOR FLAT FEE ONLY<\/h2>\n<p>If you decide this type of listing works for you, you can pay Cash or via Zelle, credit card or check.\u00a0If you pay by check, once it clears our bank we\u2019ll get started on your service.<\/p>\n<p>After payment, we will send you a step-by-step outline of the process you\u2019ll follow including printed form(s) to complete.<\/p>\n<p>You will also receive the following reports: 1) Preparing Your Home For Sale, 2) Now That Your Home Is On The Market, 3) Presentation of Offer and Negotiating The Sale, and 4) Checklist for Moving.<\/p>\n<p>After we receive the paperwork, we will process and enter your listing on the MLS which will propagate on the internet. Your home will be on Zillow, Realtor.com, Homes.com, Trulia, Redfin and other major real estate websites including real estate agents\u2019 websites.<\/p>\n<p>If the buyer of your house is represented by a real estate agent, you set the Buyer\u2019s Agent a cooperating commission which could be from 2% to 3% of the contract price. It\u2019s really up to you if you don\u2019t want to pay commission to real estate agents.\u00a0If you do agree, you will have to sign a form called Cooperating Compensation Agreement, Form 220.\u00a0If the home is sold to a buyer without an agent, you do not pay any commission.<\/p>\n<p>You have the option to use your own yard sign. You can buy at Lowe\u2019s or Home Depot the \u201cFor Sale By Owner\u201d.\u00a0Calls from yard signs are your own leads. Otherwise, we will install our company yard sign.<\/p>\n<p>Once listed on the MLS, we will email you copy of the MLS sheet.
