What is the MLS©

The MLS©, Multiple Listing Service, is the exclusive database used by licensed brokers and realtors to list and search for properties on their own database. Every area has its own MLS© platform.

How does the MLS© help sell my property?

Listings on the MLS propagate immediately to the big real estate portals like Realtor.com, Zillow, Trulia, Homes.com, real estate agents’ websites, etc. The MLS is updated in real-time, ensuring there is access to the most accurate and comprehensive listings available. Real estate agents and potential buyers are notified when a new listing comes up on the market.

Where is my property going to be featured?

Your property will be syndicated to over 100 websites including: Realtor.com, Zillow, Trulia,, REAL, Homes.com, Movoto, Coldwell banker, Apartments.com, Century 21, Redfin, and more!

How long does it take to get listed on the MLS?

Once we receive all the information required to list your property on the MLS, please allow 24 to 36 hours to process your request.

Where do I get the required real estate forms and property disclosure?

We will send you the forms to fill out, sign and date.

How do I save money while selling my house?

Our company charges a flat fee instead of charging a typical percentage of the purchase price. For example, your home is worth $500,000. You only pay a flat fee of $899 on the listing side. You also have to pay commission to the buying agent. Let’s say 2.5%. The total commission you have to pay is $12,500 plus $899 equals $13,399. If you will pay the traditional 6%, you will have to pay $30,000 – a saving of $16,601. Now, if the buyer has no real estate agent, you save a lot more.

How much do I pay the agent representing the buyer?

It’s up to you. You can pay from 1.5% to 3% of the purchase price. That is totally negotiable between you and the Buyer’s Agent. What we see nowadays is 2.5% of the purchase price.

Who handles the paperwork?

The Buyer’s Agent representing the buyers will handle the documents pertaining to the buyers only. Since you are not being represented by a real estate agent, you will be handling the paperwork. However, if you choose our full service plans, we will handle your paperwork from receiving an offer to closing.

Can I cancel my listing?

Absolutely! You can cancel anytime, but if you have a flat fee listing plan, there is no refund to you.

When will I get copy of the MLS printout?

As soon as we are done posting on the MLS, we will send a link to view your property on the MLS.

How many photos should I submit to you?

Under the Flat Fee Espresso Plan, you can submit up to 48 photos. Make sure they are landscape images, good quality and not redundant. Under Flat Fee Cappuccino Plan, we hire a professional photographer to take photos of your property.

What kind of yard sign do you use?

If you will be using our flat fee service such as the Espresso and Cappuccino Services, we will provide you a “For Sale By Owner” yard sign so you can put your name and phone # and get the buyer leads. For full service, we will be using our company yard sign.  However, if your community requires a special sign, you will have to get the sign from the preferred contractor of you HOA.

How do real estate agents and buyers contact me?

Your contact info is on the yard sign for buyers to contact you.  Your contact info is on the MLS if real estate agents need to contact you.

How do we know if there is a showing?

We will give your contact info to Showing Time so they can call/text/email you when there is a showing. After a showing, Showing Time sends a feedback request to showing agents.

How do I know if a buyer is interested in making an offer?

If a buyer is represented by a real estate agent, he/she will contact you to let you know that an offer is coming. If a buyer has no agent, they will contact you directly. We will not be involved in any negotiations with a buyer or a real estate agent if you prefer a flat fee service.

I’m a first-time home seller and have no idea what to do. Can you guide me?

If you are buying our flat fee service, it is basically a DIY (Do It Yourself) process, but we will send you a step-by-step action plans.  If you prefer our full service, just relax and we will help you from signing the listing agreement to closing.

What other fees do we need to pay aside from your fees?

You will pay the commission of the agent representing the buyer. You will see other fees charged to sellers on the settlement statement that the closing attorney will send you a few days before closing.

Who hires the closing attorney?

Normally, the buyer does, but you can also use the same attorney.  You have the option to use your own attorney.  We will send you a list of attorneys that you want to use. However, it is practically less costly to use the attorney the buyer hires for settlement.

Do I get colored flyers for my property?

Yes, we will send you an original MLS printout for you to make copies.  You leave the flyers in the house so buyers or buyer’s agents can take with them when there is showing. If you have a Latte Full Service Plan, we will create a beautiful brochure for your home.
